Book Property

The Basics:

- Respect the property and its neighbors
- Guests must be 25+ (excluding children with parents) unless given written permission
- No parties
- No smoking inside
- No third party bookings
- No animals (to include ESA)
- Park only on gravel driveway
- Events or additional guests must have prior written approval from host
- Report any concerns immediately to host
- No indoor fires! (fireplace is decorative only)

The Nitty Gritty Red Tape:

- 7 humans max. Additional guests not on the reservation or given written prior approval will incur a $75 fee per guest.
- Babies/children are welcome but the house is not baby-proofed nor child-proofed. There may be some features that are not appropriate for children of certain ages (e.g. lamp wires near beds, bar carts on wheels, glassware within reach, cleaning supplies in cabinets). Parents/guardians are responsible for determining if this will be an appropriate fit for their children and monitoring children while in the home. Please contact host before booking with concerns or questions.
- You must follow all state/federal laws while on property
- No pets. We love our fur babies, but some of our guests are allergic ($100 fine & you will be asked to leave). We are currently working on a pet-friendly listing!
- No late check out or early check in unless given express consent from host. If you arrive early or depart late without written consent there will be a $50 charge per hour.
- No refunds for weather/natural disasters/power outages/acts of God/other things that are beyond our control.
- No fires inside our house- Do NOT burn us down, Please!!!
- Parking on Gravel only. Septic Field is in the front yard and WILL be damaged if cars are parked/driven in the grass. Failure to comply with this will result in a $150 fine per incident and any resulting maintenance or repair fees.
- Be respectful of the neighbors and their property- including noise and driving speeds.
- Guests should not create excessive noise at a level that disturbs neighbors; Neighborhood quiet hours are from 10:00p.m. – 8:00a.m. If you plan to party do not book this listing. It is our home and you must treat it with respect.
- This home and all surrounding properties are privately owned. Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Use of the surrounding community areas including any sort of swimming or water facility (if applicable) is the sole risk or the renter/guest, and their guests.
-This property backs to woods. Please be aware that with forested areas in the TN climate, you MAY ENCOUNTER WILDLIFE on the property such as insects, stinging/biting insects, deer, snakes, frogs, lizards, mice, and poison ivy or poison oak. We maintain regular pest control and efforts to prevent nuisance pests. On occasion, pests will find their way inside through windows or open doors. We will not give refunds or reimbursements based on sightings of wildlife in or around the home. We do not want wildlife/pests in our home any more than you do, so we will address any problematic pests as soon as possible if contacted immediately. Booking of the property confirms you are aware of the possible flora and fauna you will encounter.
-Keep the property and all furnishings in good order, removing any items from the home- including living and kitchen furnishings- is not permitted, and you will be charged accordingly if anything is removed. Return all furniture to its original place.
-Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Guests are supplied with starter packs of toilet tissue, paper towels, laundry and dish detergent, shampoo, conditioner, soap, and lotion. Any restocking of these supplies during a guest stay is solely the responsibility of the guest. We are happy to arrange additional cleanings or restocking of the home for an additional fee upon request.

-Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through this platform assigns your consent to everything listed within this document.

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
