This rental agreement is made between Tami and Tracy Halker, as owners and __(Electronic agreement or:)_______________________________ as renter(s).
The term of this lease shall be from Saturday, (date on invoice) to Saturday, (date on invoice 7 days after check-in date). The property will be ready for occupancy at 4:00 PM on the beginning date of the lease and must be vacated by 10:00 AM on the ending date of the lease.
The premise is located at: 2060 Sandfiddler Road, Corolla, NC 27927.
You MUST have a four wheel drive vehicle to reach the property.
Accommodations: Four master king bedrooms with private bath and ocean views, two master queen bedrooms with private bath and ocean views, and two master duo bunks bedrooms with private bath. The maximum occupancy of the dwelling is twenty (20) persons. Water, heat/AC, washer/dryer, sheets, and bath towels are provided, unless noted by owner.
Cancellation Policy: There are no refunds given. However, the owner will immediately place the week back into advertisement upon written notice from the renter(s) and refund the renter(s) the balance paid minus a $300 cancellation fee IF the week is rented by another party at the same price.
Renter(s) agree to report promptly to owner any mechanical, electrical, plumbing, or other problems with the premises. Guests permit owner access to property for purpose of repair and inspection.
Owners of said premises are not responsible for injury to renters, their family or guests, or to damage to their personal property incurred during their stay. Renters, their family and guests bear the risk of any injury.
All of the enclosed rules and regulations for occupancy will be considered as terms of this lease, including pet rules.
Prior to your arrival, and after final payment is received, you will receive instructions on how to enter the house.
The rental rate will be as invoiced as either 50% due at booking and 50% due 60 days prior to check-in or as agreed upon at signing.
The agreed upon deposit will be refunded within 30 days of the checkout date provided no deductions for damage to property or furnishings, any excessive cleaning, or any other cost incurred by homeowner due to guest’s stay.There is no deposit if damage insurance has been purchased.




Rules and Regulations for Occupancy

Absolutely NO SMOKING, pets must be approved by owner ahead of time, flea and tick prevention must be used on any allowed pet, nails must be trimmed to protect wood floor, NO grilling on decks, NO FIREWORKS, and NO HOUSE PARTIES allowed.
Our maximum occupancy is 20 persons.
Parking is limited to 6 cars. No trailers, motor homes, or buses allowed on site.
If balcony doors are to be left open, make sure the curtains are drawn past open area because ocean breeze might cause damage to curtains.
Never turn the A/C below 72 degrees as the unit may freeze. The unit will also turn off if a door or window is left open. Turning it down super low will NOT make it cool faster.
Please limit sand entering the house by using shower under stairs to rinse shoes, feet, or shells collected. Please also leave beach chairs, bicycles, strollers, kayaks, etc. outside of the house. Please bring your own way to secure these items (i.e. bike lock, etc.)
The fireplace is a non-vented propane gas log fired firebox. Please do not throw paper or other combustible material in the fireplace. Fireplace is available in the fall and winter season. Ask owner about availability.
If you are in a group renting multiple houses, please do not take any items from one house to another (i.e. glasses, plates, flatware, etc.).
No one shall swim or use hot tub alone. No lifeguard is on duty, No diving. Keep gate closed at all time to protect renters, especially small children and pets, No pets on pool deck or in pool. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. On certain occasions our pool cleaners drain, sanitize, refill, and replenish chemicals, therefore it may not be warm until later that evening. Do NOT stand on the hot tub or pool cover. They may break and you will be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.
Do not disconnect or remove any cables for electronics. There will be a minimum $250 fee + $50 per hour charge to move back or reconnect any electronics.
The property is on a well and septic systems. During times of extreme drought, the water has a possibility of having an odor. Some of our guests may prefer to bring bottled/gallon water to drink. The septic system is highly effective; however it will clog up if improper material is flushed. NO GARBAGE DISPOSER-Do not put food down the drain! Please throw out all food in the trash. DO NOT FLUSH ANYTHING BUT TOILET PAPER. NO FEMININE PRODUCTS should be flushed at anytime. If it is found that feminine products have been flushed and clog the system you will lose your deposit and be charged for the excess. Also, nothing ruins a vacation faster than a backed up septic system.
Please limit noise after 10 p.m. for neighbors and per law.
No refunds will be given for storms. Please consider travel insurance or use a credit card that may have that feature if concerned about this.

Pet Addendum

It is hereby agreed by and between owners and guests that homeowner will allow guests to have up to two dogs and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and addendum. No Cats allowed. This must be prearranged with owner 90 days prior to arrival or eviction may occur.

Guests hereby agree to comply with the following:
Guest to pay an additional $100 cleaning fee per week ONLY IF house not swept before checkout. This saves us from charging an extra pet cleaning fee.
All pets may not exceed 75 pounds.
All pets must be at least 2 years of age or older.
All pets must be up-to-date on rabies and all other vaccinations. Heartworm prevention is highly recommended. (Documentation from an accredited veterinarian must be provided by guest upon request)
All pets must be leashed at all times.
Guest is responsible for cleaning up any/all pet refuse.
Pets are not allowed on furniture OR beds at any time. Any evidence of pets on furniture or beds may incur extra cleaning fees/ loss of deposit.
All pets ARE to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are present in this area and can cause harmful/fatal illness to humans and pets.
Pets must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from any security deposit.
Guests must prevent pets from producing excessive noise at a level that disturbs neighbors.
Pets should not be left unattended for an undue length of time, either indoors or out. Pets must not be left unattended on balcony, patio, or porch.
Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on premises,
The guest shall be solely responsible for the pet while on the property.

Cancellation Policy

Cancellation Policy: There are no refunds given. However, the owner will immediately place the week back into advertisement upon written notice from the renter(s) and refund the renter(s) the balance paid minus a $300 cancellation fee and any discount I have to give future guests as incentive. If it is not rented again you will forfeit the money paid. We have to do this because large groups plan vacations early and it is hard to re-rent the property on short notice.
